Dear Owners,
Progress in addressing projects and preventive maintenance introduced a number of
years ago is now bearing its fruit. The infrastructure, water pressure control, pool and
sewage systems, street lighting, TV systems and also the garden areas, operate
reasonably well.
The past year has seen instances of confrontation with unauthorised visitors using the
pool facilities, with Board members and owners being physically threatened on a
number of occasions. Recently, the problem has re-occurred; a meeting at the pool was
quickly arranged on 7 th June and an explanation of procedure was given by Jon Olsen:

LOCAL POLICE
I spoke with the Officer on guard this morning and he said to call them if there is a
problem in the future.
CIVIL GUARD
I also spoke with the Officer on guard there this morning and he said I should present a
denouncement at the Guardia Civil office in Playa Blanca centre. I am just back from
them now. However, the Officer that was on duty now would not receive any
denouncement as I could not identify the intruders. He asked me to call them if the
problem should arise again.
Please call me on my mobile telephone 620 704 191 if there is a problem with intruders
by the swimming pool again and I shall contact one of the aforementioned bodies. We
should not use the opportunity for police assistance if there is only a small group of
children in the pool. We should only call if the situation of yesterday returns involving a
number of adults that we are certain do not have the right to use the pool as tenants or
owners.

Time and time again the Board reports misuse of the drainage system with items
flushed down the toilets that cause considerable damage and unnecessary expenditure,
through thoughtless attitudes from what we suspect are holiday guests. Owners must
address this problem by informing guests, villa management and whoever is involved in
arranging the holidays for guests.
A major concern to owners has been the very poor state of the infrastructure around
Faro Park, especially the gardens on the central reservations of the dual carriageway,
street lighting and the green areas. As the local council has not yet adopted these
areas and therefore they are still under the control of Hipo Club, there is little that can
be done. On numerous occasions throughout the year the Board have taken these
matters up with Hipo Club, but with very limited success. We can only keep trying.
Throughout the year the financial position has steadily improved which has allowed the
Board to increase the reserve funds to 8000 euros which has been placed on deposit at
the Bank.
Water billing has been taken over by Club Lanzarote effective from May 2010 and it
should be noted that no separate invoices will be issued. Your Bank receipt will indicate
the amount of water consumed plus an amount to cover water losses on the complex.
Any loss will be divided by 102 villas. The Board will continue to monitor closely all
water consumption. Any queries relating to water billing should be taken up direct with
the office at the water plant. This is situated next to the Atlantic Gardens complex. The

The AGM is to be held on 6 th October 2010 and owners are requested to present their
proposals by 31 st July 2010 to be included and voted on, together with nominations for
Officers to serve for the ensuing year.
Your present Board members will offer themselves for re-election as a team.
The Board will continue to ensure all expenditure is carefully controlled and monitored
in these austere times and any forthcoming projects and expenditure carefully
scrutinized and justified before implementation.
