I am pleased to announce that this year we
have a full management team, one that is
working in harmony for and on behalf of the
Community, each participating to achieve the
best possible results in the operating of a
smooth running complex.
I am pleased to report, from the accounts 1st
August-31st October 2008, that we have a
small surplus.
Two main areas of concern are the mainte-
nance of the street lighting and legal fees. The
legal fees are mainly due to the denuncia's ini-
tiated personally by the previous President for
building work carried out by three owners.
Any denuncia may involve considerable legal
expenses to the Community and it was consid-
ered appropriate that under the circumstances
it was not in the best interest of the Commu-
nity to pursue the matter through the Courts.
At the Board's first meeting it was decided to
cease these denuncia's and recommend any
disagreement between neighbours be resolved
on a personal basis. However, it was found
that denuncia's cannot be withdrawn and this
has now resulted in one owner currently facing court proceedings in Arrecife with possibly
the other two facing similar action.
At this current moment we have no idea as to the extent of further costs that may be
incurred by the Community as we are waiting for the outcome of the Judge's
deliberations. Rest assured that every effort is being made to minimise any expenditure on
this issue and bring this sad state of affairs and any other repercussions to a satisfactory
conclusion.
The street lighting expenditure is being care-
fully monitored and ways of reducing these
and other costs are being fully investigated. If
savings can be made here, and a small surplus
results, consideration may be made to im-
provements in the gardens around the swim-
ming pool area.
Thanks to Rita at No. 91 and Brigitte at No. 75
who together have organised the now popular
Tuesday night Boules game attracting many
owners and guests. There is also a game on
the first Sunday of each month at 11 a.m.
which is then followed by a B.B.Q - the first of
which was held in early November. It was well
supported and declared a success by all who
attended.
There have been a number of requests for
building work, with owners and neighbours in-
volved and the authorisation from the Ayun-
tamiento. Each one has progressed, some al-
ready completed, others on-going and some
still to be done. The Board thank the owners
for having confidence in them, in receiving
help, guidance and achieving the end result
they desire.
In co-operation with Club Lanzarote we now
have the garden areas between Phases
2 and 5, also between Phase 1 and 3
tidied and the sea front swept clean.

The maintenance team work well in
keeping all functions and installations
operating efficiently. It will be appreci-
ated if owners advise their guests to
use the refuse areas provided at the
entrance of each phase when disposing of un-
wanted rubbish.
Unfortunately some of this
rubbish is, too often, put in the toilet and we find fouling of the
sewage pumps, causing additional work and
expense to the Community.

The Swimming Pool repairs carried out in
June 2008 seem to provide very positive re-
sults, with very little water loss (apart from
natural evaporation) although a cost of €1.400
has been carried over into this years accounts
for work carried out in re-lining the compensa-
tion tank. An account is also expected from
Beatriz Moya, the lawyer, in connection with
legal work regarding the pool.
Very good progress has been made in the re-
duction of bad debts. However, owners are
encouraged to put their community fees and
water charges on Direct Debit to ensure a
regular cash flow.
A lawyer has now been engaged to recover
outstanding debts, with costs, from Villa 82
Baeza Benavides owing in excess of €2.000.

Following the extensive repairs to the pool, involving new liners for both the pool and the
compensation tank, we are continuously monitoring the
water consumption and are pleased to report that
no leaks have been detected.
We would again draw your attention to the fact
that there is no lifeguard at the pool and therefore children should always be accompanied by
an adult.
Also, no glass objects should be taken to the
pool area.
Problems for Sewage Circulation Pumps
One of the new sewage circulation pumps has
broken down in the last few days because it was unable to process certain items. The pump has had to be replaced at a cost of €1.600.
Therefore, we again request that owners, and their guests, refrain from throwing objects down the toilets.
Patrimonial Tax (Wealth Tax)
The Patrimonial Tax has been abolished from 1st
January 2008. This means for non-residents that from now on they will only be liable for
"Renta" tax whether they let out their property or not.
For owners who are not letting out their houses, the benefit of the use of your own property is
assessed to 1.1% of the Cadastral value and the tax rate is 24%.
The Cadastral values in the Municipality of Yaiza
will be revised in 2009. This revaluation takes place every 10 years and we will inform you as soon as possible when the new values have been published.

information has been received from Club Lanzarote, S.A. The Administrator
